MERRILLVILLE, IND.U.S. Rep. Frank Mrvan (D-IN) visited the AHEPA 78 Phase VI Senior Apartments of Merrillville, Ind., May 6, 2022.

AMC manages six affordable supportive senior living communities in Merrillville, totaling 300 units, administered by the U.S. Department of Housing and Urban Development’s Section 202 Supportive Housing for the Elderly program. AHEPA 78 Phase VI is a 50-unit property located at 8050 Madison Steet.

AHEPA Senior Apartments communities offer very low-income older adults over the age of 62 residential apartment-home living with voluntary supportive services they may need to continue to live independently as they age. The services may include meal services, case management, transportation assistance, public benefits programs enrollment assistance, fitness and wellness programs, housekeeping assistance, and health services.

In addition to Mrvan, AMC has welcomed several U.S. government officials to its communities recently. In March 2022, U.S. Secretary of Housing and Urban Development Marcia Fudge, U.S. Reps. Al Green (D-TX), Sheila Jackson Lee (D-TX), and Lizzie Fletcher (D-TX) toured AHEPA 29 Senior Apartments campus of Houston. Last year, U.S. Reps. Victoria Spartz (R-IN) and Jackie Walorski (R-IN) visited AHEPA 232 Phases I and II in Indianapolis, and Hellenic Senior Living of Elkhart, respectively.

AHEPA Management Acquires Second Florida Property

 

FISHERS, Ind.AHEPA Affordable Housing Management Company (AMC) has acquired AHEPA 18 Senior Apartments, a 98-unit affordable senior housing community located in West Palm Beach, Fla., effective April 1, 2022, announced AMC President and CEO Steve Beck. AMC purchased the property from AHEPA 18, Inc., and will continue to manage it.

“We are pleased to expand our ownership portfolio of affordable senior housing communities in Florida,” Beck said. “The property is in a well-positioned location with several conveniences within a five-mile radius, including retail and restaurants, grocery stores, and houses of worship.  Our plans for future improvements include pursuing a RAD for PRAC conversion for renovations to ensure a lasting preservation and to continue with providing quality on-site management and supportive services for our residents, enhancing their quality of life.”

AHEPA 18 Senior Apartments will be renamed, AHEPA West PalmBeach. Opened in 1995, it is a three-story building with one-bedroom apartment units and an elevator. Additional amenities include: a community room with TV/cable, a computer room, library, fitness center, and coin-operated laundry room. Support service coordination is offered.

HUD Secretary Fudge Visits AHEPA Management’s Houston Communities

HOUSTON—U.S. Department of Housing and Urban Development Secretary Marcia L. Fudge visited the AHEPA 29 Senior Apartments campus of Houston, March 14, 2022.

Secretary Fudge’s visit was a first by a HUD secretary to an AHEPA Affordable Housing Management (AMC) community. She toured the campus, which is comprised of four phases, and met with residents and AMC personnel. U.S. Rep. Al Green (D-TX), who represents the congressional district where the campus is located, and U.S. Reps. Sheila Jackson Lee (D-TX) and Lizzie Fletcher (D-TX), who represent surrounding congressional districts in Houston, accompanied Secretary Fudge. U.S. Reps. Green is a senior member of the House Committee on Financial Services, which has jurisdiction over public housing.

“We were honored to welcome Secretary Fudge and several members of Congress to our affordable senior living communities in Houston,” AMC President and CEO Steve Beck said. “We applaud their commitment to creating strong and sustainable affordable housing for all, including seniors. We also appreciate the historic level of investment in the HUD Section 202 program provided by Congress and the Administration. AHEPA Affordable Housing Management Company (AMC) deeply mourns the passing of Nick Smyrnis, who was an original founder and former president of the company, announced AMC President and CEO Steve Beck.  Smyrnis also was a founder of AMC’s parent company, AHEPA National Housing Corporation (ANHC), and served as ANHC’s first board president.

“Our company is deeply saddened by the passing of Nick Smyrnis,” Beck said. “Nick is rightfully credited as being the father of AHEPA’s Senior Housing program, and we owe Nick a great deal of debt and gratitude as his vision and leadership are the reasons why we are here today. Our deepest sympathies are with the Smyrnis family.”

Smyrnis served as AMC president the time of the company’s founding in 1991 until his retirement in 2008.

Smyrnis also helped to establish AHEPA National Housing Corporation in 1983 to provide affordable apartment communities for low-income seniors administered by the U.S. Department of Housing and Urban Development’s Section 202 Supportive Housing for the Elderly program.  Today, ANHC, through its subsidiaries, is a nationwide provider of 87 affordable apartment communities and four affordable assisted living communities in 19 states, serving 5,500 seniors.

“Nick served as a mentor to those of us involved in the AHEPA National Housing program,” ANHC President Carl Hollister said. “He inspired the AHEPA family to provide more affordable, safe, and dignified housing to seniors through his passion, knowledge, and the outstanding example he set forth for us to follow. His passing leaves a void that will be impossible to fill. We will take what we learned from him, and we will honor his memory by continuing to grow our mission to serve more seniors in need. May his memory be eternal.”

In 2014, ANHC presented Smyrnis with its Lifetime Achievement Award. ANHC also sponsored a service dog for a veteran named, “Nick S.,” after Smyrnis and former ANHC Chairman Emeritus Nick Stratas, who passed away in 2018.

From 1979 to 1981, Smyrnis served two terms as Supreme President of the American Hellenic Educational Progressive Association (Order of AHEPA), a Hellenic heritage fraternal service organization whose chapters are the nonprofit sponsors of the affordable apartment communities.

Smyrnis hailed from Indianapolis. He passed away on January 15, 2022, at the age of 98.

AHEPA Management Completes 87 Covid-19 Vaccination Booster Clinics
In 2021, AMC helps administer nearly 8,100 Covid-19 vaccine doses

FISHERS, Ind.— AHEPA Affordable Housing Management Company (AMC) completed 87 Covid-19 vaccination booster clinics at AHEPA Senior Apartments communities nationwide, providing nearly 1,900 people with booster shots, announced AMC President and CEO Steve Beck.

The clinics were held on-site at AMC communities from mid-October to mid-December. Residents were also offered the opportunity to receive other immunizations, such as the flu shot.

shot1“Our service coordination team collaborated with national and local pharmacy chains and health departments to help protect one of our nation’s most vulnerable populations, especially as variants have surged,” Beck said. “I am proud of our personnel who ensured our residents continued to have safe access to the vital supportive services they need to live independently during the pandemic. It is a testament to their training and experience in the field.”

shot2From January to May 2021, AMC completed 211 Covid-19 vaccination clinics at 85 of its communities where nearly 6,200 doses were administered as part of the CDC’s Pharmacy Partnership for Long-term Care Program. In total, AMC helped facilitate the administration of nearly 8,100 doses of the Covid-19 vaccine in 2021 to residents, employees, and volunteers.

Service Coordinator Nolet Appointed to Haverhill’s Housing Task Force

FISHERS, Ind.— AHEPA Affordable Housing Management Company (AMC) congratulates Lucinda Nolet, a service coordinator at AHEPA 39 Senior Apartments, Haverhill, Mass., who earned an appointment to serve on the City of Haverhill’s Housing Task Force. Haverhill Mayor James J. Fiorentini appointed Nolet on August 13, 2021.

“We commend Lucinda on her well-deserved appointment to serve on the city’s Housing Task Force,” AMC President and CEO Steve Beck said. “The Task Force will assess the city’s affordable housing needs, and Lucinda is extremely well-qualified to serve. She is passionate about the issue and the residents we serve. She will be an asset to the Task Force.”

“I thank Mayor Fiorentini for the opportunity to serve, and I am really pleased to be involved with the Task Force,” Nolet said.

Service coordinators ensure residents are linked with the supportive services that allow them to live independently and age in place.

AHEPA 39 Senior Apartments is a 54-unit affordable supportive housing for the elderly community administered by the U.S. Department of Housing and Urban Development’s Section 202 program that serves very low-income seniors aged 62 and over. It is located at 40 Buttonwoods Avenue, Haverhill, MA 01830.

Company projects to nearly double in size by year’s end

 

FISHERS, Ind.—AHEPA Affordable Housing Management Company (AMC) reached an agreement with Gardant Management Solutions to assume management of Hellenic Senior Living of Mishawaka, a 136-unit affordable assisted living lifestyle community, effective Oct. 1, 2021, announced AMC President and CEO Steve Beck.

The transaction completes AMC’s transition to become the management company of the four affordable assisted living communities it owns in Indiana under its Hellenic Senior Living brand. AMC manages the communities through its subsidiary, Hellenic Management, Inc. (HMI).

“We are excited to meet our goal to expand our management portfolio of affordable assisted living communities in addition to being their owner,” Beck said. “Affordable assisted living is the biggest secret in the country. Our residents are provided with quality round-the-clock services that help them to maintain their independence by assisting with their activities of daily living in a safe, dignified, and affordable residential setting. We look forward to providing a level of service at HSL of Mishawaka that matches some of the finest communities in the country.”

HMI offers low-income seniors, 62 and older, access to affordable and safe residential apartment-home living with the availability of personal assistance, medication administration, and a variety of support services, such as meals, housekeeping, laundry, socialization, and transportation. Residences are one‐bedroom or studio apartments, which include a handicap-adaptable full bathroom, individually controlled heating and cooling, an emergency call system, and a kitchenette.

In addition to Hellenic Senior Living of Mishawaka, AMC owns and manages Hellenic Senior Living of Indianapolis, Hellenic Senior Living of New Albany, and Hellenic Senior Living of Elkhart, the latter of which AMC assumed management, August 1, 2021. AMC’s affordable assisted living portfolio totals 532 units.

Hellenic Senior Living of Mishawaka opened in August 2020. It is located on four acres at 1540 S. Logan St., Mishawaka, IN 46544.

According to Beck, despite the challenges imposed by the pandemic, AMC projects to double in size in 2021, going from 300 employees to an expected 550 by the end of the year.

“A shortage of dignified affordable housing for our nation’s vulnerable seniors and access to the supportive and assisted living services they need to age in place and independently exists across the nation,” Beck said, adding the company’s nationwide waitlist exceeds 4,100. “Our company is positioned for growth to meet the needs of this expanding demographic. During the pandemic, our occupancy rate remained steady at 98.5 percent, and our resilient team has done a fantastic job to provide great service to prioritize the health and safety of our residents, including the facilitation of on-site vaccination clinics.”

In September, HUD awarded $16.7 million to AMC to construct two multifamily affordable elderly properties in Des Moines, Iowa, and South Bend, Ind.

FISHERS, Ind.—AHEPA Affordable Housing Management Company (AMC) is proud to be the recipient of two U.S. Housing and Urban Development (HUD) Section 202 Supportive Housing for the Elderly program grant awards totaling $16.7 million to support the development of new affordable multifamily rental housing for very low-income seniors in Des Moines, Iowa, and South Bend, Ind., announced AMC President and CEO Steve Beck.

The award for the 100-unit Des Moines project is $8.9 million.

The award for the 80-unit South Bend project is $7.8 million.

“The need for affordable housing, especially for very low-income seniors, is great,” Beck said. “Each of our existing affordable elderly housing communities in Des Moines and South Bend have significant waitlists. We are excited and proud to be able to help meet this need with a significant addition of new units in Des Moines and South Bend administered by the HUD Section 202 program.”

Beck added, “I commend our team, and we look forward to working with HUD, federal and city officials, our financing partners, and local AHEPA sponsors to complete these vital projects that will bring safe and dignified affordable housing to Des Moines’ and South Bend’s vulnerable seniors.”
